Introduction
As part of its sustainable management strategy for residential properties, Aiguillon Construction, a social landlord in Rennes, requested UrbanThink to conduct a solar feasibility study on a block of 8 buildings located in the Beauregard ZAC, Villejean neighborhood. This approach is part of a desire to optimize energy consumption in housing while fully integrating the principles of decarbonization and energy autonomy.
Issues
To anticipate the increase in electrical usage in residential areas and manage tenant charges, Aiguillon wanted to assess the feasibility of individual self-consumption projects across several buildings in the same block. The challenge was to accurately size solar installations according to the consumption profiles of residents and to model the energy and carbon profitability of each project.
Process
UrbanThink has engaged Athénergie to conduct a technical, economic, and environmental study of the solar potential of the island. The tool has allowed for the estimation of energy savings per building, calculations of potential annual gains, and simulations of returns on investment at the scale of each project. The photovoltaic kits have been sized rigorously, also incorporating the decarbonization values associated with local production.
Results
Aiguillon Construction now has a detailed action plan and well-argued case to initiate solar self-consumption operations on its Rennes assets. Thanks to Athénergie, the operator can target the most relevant buildings, optimize its investments, and strengthen its commitment to low-carbon housing. This project serves as a reproducible example for other residential islands in the Brittany region.
