Introduction
As part of its decarbonization and energy valorization strategy, ICADE has launched a vast modernization program for its real estate portfolio. In Rungis, UrbanThink has supported the group through the implementation of a digital twin CIM thanks to its ThinkCities solution, in order to analyze, cross-reference, and exploit technical and energy data across a 20-hectare area. This project is part of a logic of anticipation, intelligent management, and large-scale environmental transition.
Issues
Faced with a vast, heterogeneous, and dispersed heritage, ICADE wanted to have a cross-functional tool to measure its electricity, gas, water, and heat consumption and to map its potential in renewable energies. The complexity of the technical systems, coupled with the desire to better understand the overall environmental impact of the site, required a reliable centralization and simulation platform.
Process
UrbanThink mobilized its solution ThinkCities to structure and enrich a CIM model to aggregate key site data: energy networks (including geothermal and low current), water management, mobility tracking, vegetation, and waste. A technical, economic, and carbon feasibility analysis was also conducted to evaluate the potential for solarization of the assets, through a detailed simulation of the solar yield from the roofs.
Results
The ICADE site in Rungis now has a highly strategic analysis and projection tool, allowing for precise monitoring of consumption and a prospective visualization of the investments to be made. The solar energy resale initiative, currently ongoing across more than 250 group projects, is based on this CIM foundation to guide priorities, streamline costs, and strengthen ICADE’s carbon ambition on a national scale.
