Introduction


In a logic of innovation and environmental performance, ICADE entrusted UrbanThink with the realization of a CIM digital twin with its ThinkCities solution for its landmark site at Parc des Portes de Paris. This ambitious project is part of a digital transformation approach aimed at the sustainable management of real estate assets. With an area of 60 hectares and 60,000 m² of built space, this CIM aims to centralize, visualize, and exploit technical, energy, and social data on a neighborhood scale.


Issue


ICADE wanted to better control energy flows, water management, internal mobility, and CSR indicators of its real estate portfolio while integrating health and quality of life issues. The multiplicity of data sources and the absence of a centralized platform limited the clarity and enhancement of the site's strategic data.

Process


UrbanThink has designed a CIM model thanks to ThinkCities enhanced with five main use cases: monitoring local energy consumption and production, water tracking (city and fire networks), monitoring indoor environmental quality (health/well-being), internal mobility, and integration of CSR performance indicators. A customized CIM foundation has been developed, featuring interactive data visualization and user pathways designed in collaboration with the ICADE teams, as part of several project steering committees.


Results


The Parc des Portes de Paris now benefits from an operational digital twin thanks to the ThinkCities solution, which structures the site data, facilitates access, reading, and strategic exploitation. This solution enables better coordination among technical teams, a detailed analysis of environmental performance levers, and enhanced communication with stakeholders. ICADE now has an intelligent management tool to support the energy transition of its assets.
