Introduction
As part of its ambitious decarbonization strategy, ICADE called on UrbanThink to simulate and assess the solarization potential of its real estate portfolio through the Athénergie solution. This project is part of a large-scale program that plans for more than 250 sites involved in the resale of solar energy, aiming to transform the group's assets into a true lever for the energy transition.
Issues
To effectively manage this strategy, ICADE needed a tool capable of precisely sizing photovoltaic equipment on its buildings, estimating the annual economic benefits, and assessing the impacts in terms of reducing carbon emissions. It was also important to prioritize investments based on return on investment and the actual solar resource, across a heterogeneous portfolio spread nationwide.
Process
UrbanThink has deployed Athénergie on a sample of 8 representative buildings from the ICADE heritage. For each, the teams analyzed energy consumption, simulated optimal solar installations, and calculated potential savings. The tool integrates a financial modeling, an estimate of the environmental benefits (decarbonization), and technical recommendations taking into account the specific constraints of each site.
Results
Thanks to Athénergie, ICADE now has a clear view of the energy and carbon profitability of its photovoltaic projects. The study validated the solarization assumptions and built a strategy for gradual deployment across the entire estate. This first equipped foundation directly feeds into the group's solar investment plan and strengthens its trajectory towards low-carbon real estate.
